Subdivisions A Subdivision is a type of boundary survey where a parent tract is divided into four or more lots within a calendar year. Most Cities and Counties require a application process with their Planning Department, and they will rule on said subdivision relative to local development codes. The Planning Department will then issue a set of conditions that includes a survey and plat map that provides documentation of said development. A field survey finding or setting permanent corner monuments at all the changes in direction of the parent tract boundary, at all the lot corners, and along interior street right-of-way is required for all subdivisions. The final subdivision plat is a map and other writing containing all the descriptions, locations, specifications, dedications, provisions, and information concerning a subdivision, and is ultimately filed with the County Surveyor and the County Clerk. As Built: As-built surveys are surveys of existing facilities, usually shopping centers, schools, factories, etc. These surveys depict the location of all existing improvements on a site, including, but not limited to, buildings, parking areas, utilities, storm drainage systems, sewerage disposal systems, and any other features. An as-built survey usually involves the establishment of the sites boundaries and the analysis of a title inspection report for the site. We will analyze all "exceptions" contained in the title report and depict them on our final survey if possible.
